The Burton Vale Partnership is seeking to take forward a high- quality and welcoming housing-led development, with potential for an extra care home on land to the west of Wool and to the east of East Burton.


An outline planning application is currently being prepared and is expected to be submitted in Spring 2026.

The Proposal

The Burton Vale Partnership is seeking to develop this site to help alleviate the significant shortfall of new homes across Dorset. The scheme reflects the site's allocation for development in Policy H5 of the Purbeck Local Plan (adopted 2024) and the associated criteria included in  that policy.  


The proposal would provide around 500 much-needed new homes in Dorset within the sustainable settlement of Wool.


In addition, it is proposed that a c. 65 extra care home and up to 40% affordable housing provision be included as part of the development, along  with generous public open space for the existing and future residents of Wool to enjoy.

Background and progress to date

Wool Neighbourhood Plan and Design Review Panel

The Burton Vale Partnership recognises the importance of designing and creating a development that highlights the built character of Giddy Green and Wool, as well as protecting the identity of Wool as a sustainably-linked settlement. As confirmed in the Wool Neighbourhood Plan (made January 2025), these character areas are different, so careful design is required. The project team therefore presented the proposed development to an independent professional design review panel - led by Design West.

Purbeck Local Plan and Local Plan Promotion

The landowners behind the Burton Vale Partnership have been promoting this site over a number of years as part of the Purbeck Local Plan Process, that provides the spatial plan for the area. 

The site was allocated for development within the Purbeck Local Plan (adopted 2024) under Policy H5, and it is now proposed to bring the land forward.

The Application So Far...

Technical surveys and professional reports have been commissioned to carefully address concerns and planning constraints that may arise from the development.

The Burton Vale Partnership have engaged with Dorset Council at multiple meetings and pre-application discussions to shape the development to suit local needs. The development would help address Dorset Council's housing shortfall and boost public transport opportunities for new residents. There is an opportunity to improve access to the open space on site as well as to the new Sustainable Alternative Natural Greenspace (SANG) to the south.
